    Short version

Get a Fast Cash Offer for Your Plymouth House

You can sell a Plymouth house without fixing it, listing it or paying a commission. Tell us about the house, Greg sets up a walkthrough, and you get a written cash offer with no obligation. If it works for you, you choose the closing date and a Massachusetts closing attorney handles the paperwork. A cash offer is usually lower than what an updated house would bring on the open market, so we'll also tell you honestly if listing is the better route.

A 5 to 10 minute walkthrough, usually within a few days. If it works, pick your closing date. As fast as 7 days, or as far out as you need.

    Selling in Plymouth

What changes from one part of Plymouth to another

Plymouth has more land than any other town in Massachusetts, about 96 square miles, so the questions a buyer asks depend a lot on where the house sits. Here's what tends to come up in each part of town.

    Downtown and the Historic District

Plymouth Center is the original downtown, and about 1 in 6 Plymouth homes was built before 1940. If a house is in the downtown Historic District, most exterior changes visible from the street, such as windows, siding, roofing, fences and additions, need Historic District Commission approval before the work starts. Any home built before 1978 also needs the state's lead paint notice given to the buyer before a purchase and sale agreement.

Selling to us: Older systems and historic-review rules make some buyers and lenders hesitate. We buy the house as it stands; any renovation and approvals are on us after closing.

    North Plymouth

North Plymouth grew up around the Plymouth Cordage Company, which built housing for its workers, including many two-family homes. Parts of North Plymouth are on town sewer. About 1 in 5 Plymouth households rents, and landlord-tenant cases for Plymouth go to the Southeast Housing Court's Plymouth session on Obery Street.

Selling to us: We buy two-families and other rentals with the tenants in place, so you don't have to empty the building or go to court first.

Manomet, Cedarville, West Plymouth and the rest of town

Most of Plymouth isn't on town sewer. The Town's own financial disclosure puts sewer service at about 15% of the town, mostly downtown, North Plymouth and the Route 44 area, so most homes rely on private septic systems, and some have private wells. The town's Board of Health is stricter than the state on one point: a cesspool is treated as a failed system when the property is sold. Some coastal parts of town are also in FEMA flood zones, which affects insurance and what a buyer's lender asks for.

Selling to us: A cesspool, a failed Title 5 or a flood-zone question doesn't stop a cash sale. We price the septic work into our offer and take it on after closing, and we'll confirm with you what the Board of Health requires for your property.

Anywhere in town: estates and missed payments

Plymouth estates go through the Plymouth Probate and Family Court at 52 Obery Street; whoever is handling the estate can sell once they have the legal authority to, from the will or a license from the court. If you've fallen behind on the mortgage, Massachusetts generally requires a 90-day right-to-cure notice before a lender can foreclose on an owner-occupied one- to four-family home.

Selling to us: We can work around a court timeline and buy a house with everything still in it. We can usually close before an auction date and you leave with cash instead of a foreclosure on your record.

    Before closing

    The Plymouth closing checklist

These steps apply to every sale in town, whoever the buyer is. Selling to us doesn't skip them, but it does take repairs, showings and a buyer's lender out of the picture.

    1. Smoke and carbon monoxide certificate. Required for any sale. You request and pay for the Plymouth Fire Department inspection online through the Town's permit portal (the fee was $50 in October 2026). The inspector also checks that your house number is clearly visible from the street.
    2. Final water and sewer reading. The Town asks for the final reading request 7 to 10 business days before closing. Unpaid water and sewer bills stay with the property, so they're settled at the closing.
    3. Title 5 inspection, if the house is on septic. The Board of Health recommends having it done before you list. A cesspool counts as a failure at sale, and an old tank may need replacing if the leaching area fails.
    4. The deed. Your closing attorney records it at the Plymouth County Registry of Deeds, 50 Obery Street.
    Straight answer

Should you list it instead? Sometimes, yes.

If your house is updated, the septic passes and you have a few months, listing it with a good local agent will probably get you the most money. We'll tell you that if it's true.

A cash sale earns its place when the house needs real work, there's a cesspool or failed Title 5, tenants are in place, the house is part of an estate, or the timing matters more than squeezing out the last dollar. You skip repairs, showings and the risk of a buyer's financing falling through.

Where our number comes from: we estimate what the house would sell for after it's fixed up, then subtract what it will actually take to get there: the repairs and septic work, the months it takes, the cost of holding and reselling it, and a fair margin for our risk. Greg will go through that math with you.

    Questions

    Questions sellers ask us

How fast can I sell my Plymouth house for cash?

It depends on the title and your plans, not on a bank. A clean title can close quickly; an estate, a lien or septic paperwork adds time. You choose the date, and Greg will tell you at the start if anything is likely to slow it down.

My house still has a cesspool. Can I sell it?

Yes. Here a cesspool is treated as a failed system at sale, which stops a lot of mortgage buyers. State rules generally let a buyer agree with the Board of Health to do the upgrade after the sale, and that's how we'd handle it. We'll confirm what applies to your property first.

Does it matter if my house is in the Historic District?

It matters for whoever renovates it, because most exterior changes visible from the street need Historic District Commission approval first. It doesn't stop you from selling, and if you sell to us, getting those approvals is our job.

Will you buy a two-family in North Plymouth with tenants in it?

Yes. Tell us about the leases and rents and we'll make an offer with the tenants in place.

Do I need a realtor to sell my house in Plymouth?

No. You can sell it yourself or sell directly to a buyer like us; a Massachusetts closing attorney handles the deed and the money either way. Here's our guide to selling a house in Massachusetts without a realtor.

Is there a commission or any cost to me?

Not to us. There's no commission and we don't charge fees. Anything you already owe, like a mortgage or unpaid utility bills, is paid from the sale at closing, and the closing attorney shows you every number.
