Septic problems

Failed Title 5? We'll still buy it.

On the Cape and across Plymouth County, a failed septic inspection is the number one reason a house sale falls apart. It does not have to.

What Title 5 means for a seller

Massachusetts requires a Title 5 septic inspection before almost any sale of a house on a private septic system. If it fails, the system has to be repaired or replaced before a bank will lend on the house, or the buyer has to escrow the cost. A new system runs $25,000 to $50,000 or more depending on soil, water table, and how close you are to the water, and on the Cape it can be higher. For the longer version, including your options before and after the inspection, read what a failed Title 5 means for selling your house.

Most sellers do not have that money sitting around, and most retail buyers do not want to take on a septic project on day one. So the house sits, or the deal dies at the inspection.

    What we do instead

We pay cash, so there is no bank and no requirement to fix the system before closing. We price the replacement into our offer, buy the house as-is, and handle the septic ourselves after we own it. You never write a check to an installer.

Same goes for a system that has never been inspected, a cesspool, a system in the wrong spot, or one that the town says has to be upgraded. If the septic is the problem, we are the buyer.

    Where this comes up most

Almost every house on Cape Cod is on septic. So is most of Plymouth County outside the town centers, the South Coast towns like Westport, Dartmouth, and Rehoboth, and the rural parts of Norfolk and Bristol Counties. If your town is on septic and your system is old, this page is for you.

A failed Title 5 is one of many reasons people sell a Massachusetts house as-is to us. The others are on that page.

    Questions

    Common questions

Do I need to get the Title 5 inspection done before calling you?

No. We will buy it with an unknown system. If you already have a failed report, send it over and it saves us a step.

Will you lower the offer because of the septic?

The replacement cost is part of how we price the house, yes. But you would pay that cost anyway to sell to a financed buyer, and probably pay more for it than we do.

    What about a well?

Same idea. A bad well test does not stop us.
