    In short

We Buy Houses in Harwich, MA, As-Is, for Cash

If you want to sell your house fast here, a cash sale skips the parts that slow a listing down here: septic and sewer requirements, repairs a buyer's inspector will flag, and months of showings in a seasonal market. We make an offer on the house as it stands, and you pick the closing date.

Can I sell my Harwich house without fixing the septic?

Yes. Harwich requires a septic inspection before a sale, but a failed system doesn't stop a cash sale. We price the fix, or the sewer connection, into the offer.

How fast can I sell a house in Harwich for cash?

As fast as 7 days, or as far out as you need. Give the town's water department its required 10 business days' notice for the final reading.

    Who will I deal with?

You'll work directly with Greg Valentgas, not a call center. Greg lives on Cape Cod, and Valentgas Properties has an office in Plymouth.

    What we see in Harwich

We buy houses in Harwich that other buyers pass on

    Septic and the sewer project

Harwich is septic outside the areas being sewered. A failed Title 5 is fine with us.

    Older houses and cottages

Older houses near the water in Harwich Port and the small cottages inland both need more work than a retail buyer wants. We buy them as-is.

    Inherited property

Probate still open, siblings in three states, a house full of stuff. We buy it as-is, work around the court timeline, and clear out whatever you leave.

    Behind on payments

Mortgage, taxes, or a lien. We can usually close before an auction date and you leave with cash instead of a foreclosure on your record.

    Tired landlord

Tenants who won't pay or won't leave. We buy with them in place. You don't go to housing court first.

    Just done with it

Divorce, a move, downsizing, or you don't want the hassle of listing. You pick the closing date.

    Selling in Harwich

What to know before you sell a house in Harwich

Septic, Title 5 and the town sewer

Harwich requires a septic inspection before a property is sold, done by an inspector who is also certified in Harwich, and a house on a private well needs a water test within 60 days before the transfer. Sewer is being extended in phases: Phase 2 brought it to the East Harwich and Pleasant Bay watershed area, Phases 3 and 3A are under construction, and a dry sewer line on Route 28 is waiting to go into service. Where sewer is available, connecting is mandatory, generally within two years of the Board of Health's notice, and the owner pays for the connection.

Why it matters when you sell: A failed system or a cesspool usually has to be replaced before a financed buyer can close, unless the house is in an area about to be sewered, where the town has a waiver that lets the old system keep working with an agreement to connect later. If you financed a connection through the Cape Cod AquiFund loan, that loan is recorded as a betterment and becomes due when the property is sold.

With a cash sale: We buy with a failed system, a cesspool, a pending connection or a loan balance and price it in. You don't hire an engineer or pay for a new system first.

    Near the water

The town says significant areas of Harwich are in federally designated flood hazard areas. Its wetlands bylaw is stricter than the state law: the Conservation Commission reviews work within 100 feet of wetlands and other resource areas, and the first 50 feet is a no-disturb zone.

Why it matters when you sell: In a flood zone, an improvement costing 50% or more of the building's value must bring the whole house up to flood standards, and a buyer with a mortgage may need flood insurance. Septic work near wetlands needs Conservation Commission approval before the Board of Health will hear it.

With a cash sale: We buy near-the-water houses as they are and take on the permitting ourselves.

Older houses and the historic district

More than half of the town's homes were built before 1980. Harwich Center is a local historic district: new construction, demolition and alterations there need Historic District Commission approval before a building permit is filed.

Why it matters when you sell: Older wiring, heating, roofs and foundations show up in a buyer's inspection, and homes built before 1978 come with the state's lead paint notice. Tearing down a building more than 100 years old in town can mean a hearing and a demolition delay of up to 18 months.

With a cash sale: We price the house as it stands. No repairs, no inspection renegotiation.

Seasonal homes, rentals and inherited houses

About a third of Harwich's homes are seasonal, and the Cape Cod Commission lists Harwich as a seasonal community. Anyone renting a house for 90 days or less has to register it with the town's Building Official.

Why it matters when you sell: A summer place or a family house that sits empty for months often needs a cleanout and repairs before it can be listed, usually by someone who lives off-Cape. Estates here go through the Barnstable Probate and Family Court.

With a cash sale: Leave behind whatever you don't want. We handle the cleanout and work around the probate timeline.

    Closing timeline

The Harwich closing checklist, in order

The town adds a few steps of its own to every sale, whoever the buyer is.

    1. As soon as you decide to sell. Book the septic inspection with an inspector certified in Harwich, or, if the system will be replaced, ask about the Board of Health's alternative to inspection. If the house is on a private well, the water test has to be done within 60 days before the transfer.
    2. At least two weeks before closing. Send the water department's transfer request form; it asks for 10 business days' notice. The final reading fee is $60 and is added to the final bill.
    3. Before closing. Apply for the smoke and carbon monoxide resale certificate through the fire department's online permitting portal. The fee is $50 per unit, and the certificate is good for 60 days.
    4. If you have a sewer connection loan. Your closing attorney gets the payoff so it's cleared at closing.
    5. At closing. The deed is recorded at the Barnstable County Registry of Deeds, 3195 Main Street, Barnstable.

Why Harwich, MA sellers call us

We're not a call center with a Harwich landing page. Our office is on Sandwich Street in Plymouth, we live on the Cape, and we buy in Harwich regularly. We know what houses there actually sell for, and we'll tell you honestly whether a cash sale is your best move. If it isn't, we'll say so and point you to a local agent we trust.

    Questions

    Harwich sellers ask us

Do I need a septic inspection to sell my house in Harwich?

Yes. The town requires the septic system to be inspected before a property is sold, by an inspector certified in Harwich. The Board of Health also allows an alternative where a new system is installed within 45 days after the transfer instead. Selling to us, the inspection result doesn't change whether we buy.

My street is getting sewer. Can I still sell before I connect?

Yes. Connection is mandatory once sewer is available, generally within two years of the Board of Health's notice, but you can sell before then. We buy with the connection still to do and factor it into the offer.

Is there a sewer betterment to pay when I sell?

Only if you took a Cape Cod AquiFund loan for your connection: that loan is recorded as a betterment and becomes due when the property is sold. It's paid from the sale at closing.

How fast can I sell my Harwich house?

As fast as 7 days, or as far out as you need. The water department asks for 10 business days' notice for the final reading, and the smoke and CO certificate is good for 60 days, so book both once you have a date.

My house is near the water. Will that make it harder to sell?

It can. Flood-zone rules and Harwich's wetlands bylaw limit what a new owner can add or rebuild, and a financed buyer may need flood insurance. We buy as-is and take that on.

Will listing with an agent get me more?

Often, if the house is updated, the septic passes or it's already on sewer, and you have time for a seasonal market. In that case Greg will tell you to list it. A cash sale makes sense when the septic, condition or timing is the problem.

    Are there commissions or fees?

No commissions and no fees from us. Anything you already owe, like a mortgage or a sewer loan, is paid from the sale at closing.
